We're committed to responding to maintenance requests promptly and keeping your home in good condition. Please review the information below to ensure your request is directed appropriately.

Emergencies

Maintenance Emergencies

If you're experiencing a maintenance emergency that poses an immediate risk to your safety or could cause significant property damage, call our emergency maintenance line immediately.

During Business Hours 8:00am to 5:00pm

After Business Hours

Please do not submit emergency requests by email, as this will delay our response.

Examples of Maintenance Emergencies

  • Active water leak or burst pipe
  • Sewage backup
  • Gas leak. Leave the property immediately and contact your gas utility first if you suspect a gas leak.
  • No heat during cold weather
  • Electrical hazards, sparking outlets, or burning odors
  • Fire or smoke. Call 911 first.
  • Any other condition that presents an immediate threat to people or the property

Routine Maintenance

Routine Maintenance Requests

For all minor and non-emergency maintenance needs, please call our maintenance department at (916) 495-6999, or email the maintenance department at Maintenance@alphapropmanagement.com.

Please provide the following details about the repair to expedite service:

  • Your name, full property address, email address and the best daytime phone number for repair vendors to reach you. You are responsible for scheduling repairs with vendors.
  • What needs to be repaired and how severe the damage is.
  • When the damage occurred and how it happened.

Examples of Routine Maintenance Requests

  • Air conditioner or heater not working properly
  • Broken electrical outlets or switches
  • Damaged fences or gates
  • Garbage disposal not working
  • Dripping faucets or other minor plumbing leaks
  • Dishwasher, stove, oven or other appliances not working
  • Slow or minor clogged drains
  • General maintenance or repair requests that do not pose an immediate safety risk

Lockouts

Locked Out Of Your Home

If you are locked out of your home, you are responsible for contacting a licensed locksmith to regain access. Resident lockouts are not considered maintenance requests or maintenance emergencies, and our team is unable to unlock your residence.
