The Real Cost of Tenant Damage
A Standard Security Deposit Does Not Cover The Worst Cases.
On a $2,200 Sacramento rental, your security deposit is capped at $2,200. The average eviction cleanup runs $3,500 to $7,500, and a bad turnover with carpet replacement, drywall repair, appliance damage, and lockset changes can land well above $5,000. These repair costs are handled through the security deposit, not Alpha's tenant liability insurance requirement. That requirement instead protects full-service owners against separate liability events, such as fire or flood, that a security deposit was never designed to cover. This protection applies only to properties under Alpha's full-service management; it is not part of placement-only services.
Carpet and flooring replacement
$1,800 to $4,500
Drywall, paint, and trim repair after destruction
$1,200 to $3,500
Appliance damage, lockset changes, and trash haul-out
$800 to $2,200
Alpha's $100,000 tenant liability insurance requirement is included on every property under Alpha's full-service management. It covers liability events such as fire or flood. It does not cover ordinary tenant-caused damage such as holes or carpet stains, and it is not part of placement-only services.
How It Works
Protection That Activates The Day Your Tenant Moves In.
Protection Starts Day One
Activated automatically the moment a tenant signs the lease on a property under Alpha's full-service management. No waiting period. No extra forms for you to sign. This protection applies only to properties under Alpha's full-service management, not to placement-only services.
Included on Every Managed Property
Goes on every single tenant living in a property under Alpha's full-service management. Single-family, duplex, fourplex, condo. If Alpha manages the property, the protection is in force.
Alpha Handles the Documentation
We document the move-in condition and manage the move-out walkthrough. The tenant carries the liability policy. If it lapses, the tenant has 10 days to place their own policy. If they do not, a policy is force-placed at about $20 per month and removed the next month once the tenant shows proof of their own coverage.
Liability Insurance, Not Deposit Coverage
This is a tenant liability insurance requirement. It covers liability events such as fire, flood etc. It does not pay amounts above the security deposit.
From The Founder
Why A Boutique Manager Does What The Bigger Guys Will Not.
Most property managers will sell you on tenant screening, then disappear when something breaks. The screening is the easy part. Standing behind the placement is what separates a real manager from a leasing service.
Sally LaBate founded Alpha in 1998 on one idea: accountability. The 1-year guarantee, the $100,000 tenant liability requirement, and the typical placement timeline of about 10 days for a rent-ready property all reflect it. These standards apply only to the properties under Alpha's full-service management, not to placement-only services. They demonstrate the level of service and accountability a boutique property management company provides to the owners it represents.
The big firms package it differently. They have departments and ticket numbers. What they do not have is a real person who will pick up when a $5,000 problem shows up at your property.
"When we manage your property, we stay committed to supporting and protecting you every step of the way."

Every tenant in a property managed by Alpha is required to carry at least $100,000 in tenant liability insurance. It covers qualifying liability events such as fire or flood. Routine tenant-caused damage is handled through the security deposit, not this insurance.
The tenant carries the policy, at no cost to you as the owner. If a tenant lets the policy lapse, a policy is force-placed at about $20 per month, billed to the tenant, and removed once they show proof of their own coverage.
No. Your landlord insurance covers your building and structural risk. The tenant's required $100,000 liability insurance covers liability events such as fire or flood. Routine tenant-caused damage is handled through the security deposit. The two work together, not in place of each other.
We document move-in condition with photos and conduct a move-out walkthrough. Routine tenant damage is handled through the security deposit. Liability events are handled through the tenant's required liability insurance.
Yes. The security deposit still applies and handles routine tenant damage. The tenant's $100,000 liability insurance is separate and covers liability events, not amounts above the deposit.
