Sacramento Property Maintenance

Property Maintenance in Sacramento That Keeps Owners in Control

When a tenant reports a repair, someone has to sort urgent from routine, contact you, send the right vendor, and see the work through to completion. Alpha Property Management handles each of those steps for Sacramento rental owners and lists every repair on your monthly statement.

Maintenance coordination is part of full-service management. Repairs are billed at vendor cost plus a 5% markup.

Approval

Owner Approval on Repairs

You approve costs before work begins over $250. For those repairs, we tell you what needs repair and what the fix involves before a vendor starts. Emergency work follows the terms of your management agreement.

Vendors

Vetted Local Sacramento Vendors

Alpha has managed Sacramento rentals since 1998. The vendors we dispatch are local trades we have worked with for years.

Spend

Repair Costs on Your Statement

Repair costs appear on your monthly statement next to rent collected, and the same reports are available anytime in your owner portal.

Scope Of Service

What Property Maintenance Covers

Coordination is included in your management fee, and the repair work itself is billed at cost plus a 5% markup.

Routine Repairs

Routine repairs include heating and air conditioning problems, dripping faucets, minor leaks, slow drains, broken outlets and switches, appliances, and damaged fences or gates. We take the report, contact you, and send the right vendor.

24/7 Emergency Response

Burst pipes, sewage backups, electrical hazards, and loss of heat in cold weather are reported by phone to our 24/7 emergency line, not by email.

Move-In And Move-Out Inspections

We document condition at move-in and again at move-out. Those records separate normal wear from tenant damage and tell you what the unit needs before the next lease.

Turnover Coordination

Between tenants, we schedule the work that gets the home rent-ready and back on the market, so repairs are not left waiting while the property is vacant.

Optional Annual Inspection

An annual walkthrough with a photo report is available for $125 a year. It shows you the condition of the home mid-lease and helps catch small problems before they become larger repairs. See the quarterly rental maintenance checklist for what to check each season.

Maintenance Records

Every request, vendor, and invoice stays on file for your property. You have a documented history of what was repaired, by whom, and when.

The Sequence

How a Maintenance Request Moves from Report to Completion

Every maintenance request follows the same steps, so you can ask where a repair stands at any time.

01

Report

The tenant calls or emails our maintenance department with the property address, a daytime phone number, what needs repair, how severe it is, and when and how it happened. Tenants find these instructions on our resident maintenance request page.

02

Triage

We review each request, sending anything that poses an immediate risk to people or the property to the emergency track and everything else to the routine track.

03

Owner Approval

When a repair needs your approval, we contact you with the problem and the proposed fix, and the work moves forward once you approve it. Emergency repairs follow the terms of your management agreement.

04

Dispatch

We send a vetted local vendor matched to the job. The vendor contacts the tenant, and the tenant schedules access directly with the vendor.

05

Oversight

We oversee the repair through completion and keep the record of what was done.

06

On Your Statement

The vendor invoice appears on your monthly statement, and the record stays available in your owner portal.

Vendor Network

Local Vendors We Have Worked With For Years

Our vendor relationships are long-standing, built over more than 25 years of managing rentals in the Sacramento region.

When a repair calls for a plumber, electrician, or other trade, we schedule the vendor and follow up on any return visits for you.

Vendor invoices are billed at cost plus a 5% markup, the same on a small repair as on a large one, as listed on our property management fees page.

Emergencies

How Emergencies Get Answered

Tenants with an emergency call our emergency maintenance line, and we ask them not to report emergencies by email because it delays our response.

What Counts As An Emergency

Emergencies include an active water leak or burst pipe, a sewage backup, a gas leak, no heat in cold weather, sparking outlets or burning odors, and fire or smoke. Any condition that poses an immediate threat to people or the property is treated as an emergency.

A 24/7 Emergency Line

The emergency line is available 24/7, with a separate after-hours number for tenants.

Safety Calls Come First

Tenants are told to leave the home and call the gas utility first if they suspect a gas leak, and to call 911 first in case of fire or smoke.

Owner Reporting

Monthly Statements and Your Owner Portal

Your monthly statement covers all income and expenses for the property, with rent collected, repair invoices, and fees listed together.

The same reports are available in your owner portal, which you set up during onboarding and can access from day one.

During onboarding we also tour your property, document its condition, and identify any maintenance needs.

Common Questions

Property Maintenance FAQ

What does property maintenance include for Sacramento rental owners?

Alpha takes tenant repair requests, sorts emergencies from routine work, gets your approval on repair costs over $250, dispatches a vetted local vendor, oversees the repair, and bills it on your monthly statement. Move-in and move-out inspections and 24/7 emergency response are part of full-service management.

Do I approve repairs before work starts?

Yes, for repairs over $250. You approve costs before work begins over $250, and we contact you with the problem and the proposed fix before the work goes ahead. Emergency repairs follow the terms of your management agreement, so ask us how that works for your property.

How much does Alpha charge for maintenance?

Coordination is included in the flat monthly management fee, starting at $99 a month. Repair and vendor invoices are billed at cost plus a 5% markup.

How do tenants report a repair?

Tenants call or email our maintenance department with the address, a daytime phone number, what needs repair, and when and how it happened. Emergencies go to the emergency line by phone only. Instructions for tenants are on the maintenance requests page.

Who schedules the vendor visit?

We choose and dispatch the vendor, and the tenant then schedules access with the vendor directly.

Where do I see what was spent on my property?

Every repair shows on your monthly statement with the rest of your income and expenses. The same reports are available in real time in your owner portal.

Is a lockout a maintenance request?

No. A locked-out tenant contacts a licensed locksmith. Lockouts are not maintenance requests or maintenance emergencies, and our team does not unlock homes.
