Gold River Market Overview

The Gold River Rental Market

Gold River is a master-planned community of roughly 25 villages, built out from the early 1980s through the 1990s on the east side of Sacramento County, bordered by Rancho Cordova and the American River Parkway. Almost every home here is a detached single-family house. There is very little apartment stock, which is why the rental inventory looks different from the rest of the county.

Gold River homes are higher-value single-family rentals, so each vacant week costs more, and pricing and preparation matter before the home is listed.

Nearly every Gold River village has its own CC&Rs covering paint colors, fencing, parking, landscaping, and in some villages, rental terms. We review those documents before the property goes on the market.

If your rental sits in Sutter Village, Gold Spike Village, Mother Lode Village, or one of the gated pockets near the Gold River Town Center, we manage it.

The Alpha Advantage

How Alpha Manages Gold River Rentals

Flat-rate pricing icon

A Flat Fee Instead Of A Percentage

Many property managers charge a percentage of the monthly rent, so the fee rises each time the rent does. Alpha charges the same flat monthly fee whatever your home rents for.

  • ✓ Flat monthly fee: $99 single-family, $125 duplex, $225 fourplex, charged occupied or vacant
  • ✓ Lease-up fee of half the first month's rent, billed separately from management
  • ✓ Maintenance invoices carry a 5% markup
  • ✓ Optional annual inspection with a photo report, $125 per year

Commitments We Put In Writing

These terms are written into the management agreement for every full-service Gold River property.

  • ✓ A typical tenant placement timeline of approximately *10 days once your property is rent-ready
  • ✓ 1-year tenant guarantee: if a tenant we placed in a property under our full-service management contract breaks their lease within the first year, we will place the next tenant with no additional lease-up fee. Normal cleaning, repair and vacancy costs still apply.
  • ✓ $100,000 tenant liability insurance required of every tenant in a full-service managed property
  • ✓ A straightforward 12-month management agreement

Please note: Our typical tenant placement timeline is approximately *10 days. Actual placement times may vary based on market conditions, property readiness, and owner responsiveness. Timelines are estimates and cannot be guaranteed.

We Work In The Community We Manage

Our office on Gold Meadow Way is inside Gold River, so showings, inspections, lease signings, and vendor walk-throughs happen close to home.

We Handle HOA-Governed Rentals

Each village association has its own rules, architectural review, and approach to rentals. We review the CC&Rs, explain the rules to the tenant at move-in, and help keep the property in line with the association's requirements.

We Know The Local Vendors

Gold River homes are now 30 to 45 years old, and original HVAC systems, water heaters, and mature landscaping need regular attention. Our vendor network serves this side of Highway 50, and maintenance invoices include a 5% markup, compared with the 10% markup commonly charged in the industry.

Monthly Fee Example for a Gold River Rental

For a Gold River single-family home renting for $2,545 per month, the annual cost of the monthly management fee compares as follows.

  • At 8% of rent: $204/month = $2,443 per year
  • At 10% of rent: $255/month = $3,054 per year
  • At Alpha's flat rate for a single-family home: $99/month = $1,188 per year

This comparison covers monthly management fees only. The lease-up fee, the 5% maintenance markup, and the optional $125 inspection are billed separately, and the flat fee does not rise when your rent does.
