Alpha charges a flat $99 per month for a single-family home, $125 for a duplex, and $225 for a fourplex, billed whether the property is occupied or vacant. Tenant placement is a separate lease-up fee equal to half of the first month's rent.
A manager charging 8 to 10% of rent would collect $176 to $220 per month on a $2,200 rental. Alpha's $99 fee stays the same no matter what your property rents for.
Placement typically takes about *10 days once the property is rent-ready and all requirements are met. Timelines are estimates and do not apply to our Leasing Only Service.
Every prospective tenant completes an application at their own expense. We verify credit history, income and employment, rental history and references, and background information.
If a tenant we've placed in a property under our full-service management contract breaks their lease within the first year, we will place the next tenant with no additional lease-up fee. Normal cleaning, repair and vacancy costs still apply.
Our management agreement is a straightforward 12-month term with clear, upfront pricing.
