Granite Bay Market Overview

The Granite Bay, CA Rental Market

Granite Bay is an unincorporated community in Placer County, east of Roseville and west of Folsom Lake. Orangevale and Folsom sit across the county line to the south, and that line matters to a rental owner. Granite Bay has no city hall. Placer County handles planning, building permits, and code compliance for every Granite Bay address.

About 21,000 people live here, and U.S. Census figures show roughly nine of every ten homes are owner-occupied. Rentals are a small share of the housing stock. A tenant looking in Granite Bay has few homes to choose from, and an owner has few direct comparables to price against.

The homes are larger than in most of the region. Placer County's community plan for Granite Bay calls for lots of roughly half an acre to an acre across much of the south and multi-acre rural parcels in the north. Many properties come with a pool, mature oaks, a long driveway, or a gate. Tenants choose Granite Bay for the space, the Eureka Union schools, and the short drive to Folsom Lake.

Rents reflect all of this. Rental listing data from October 2026 put the median Granite Bay house near $3,000 a month, and larger homes list well above that figure.

The Alpha Advantage

How Alpha Manages Granite Bay Rentals

Flat-rate pricing icon

One Flat Fee at Any Rent

A percentage fee grows with the rent, and Granite Bay rents sit among the highest in the region. Alpha's monthly fee is a set dollar amount based on property type, so a higher rent does not raise it.

  • ✓ Flat monthly fee: $99 single-family, $125 duplex, $225 fourplex, billed occupied or vacant
  • ✓ Lease-up fee of half the first month's rent, billed separately
  • ✓ 5% markup on maintenance invoices
  • ✓ Optional annual inspection with photo report, $125 per year

  • ✓ 1-year tenant guarantee: if a tenant we placed in a property under our full-service management contract breaks their lease within the first year, we will place the next tenant with no additional lease-up fee. Normal cleaning, repair and vacancy costs still apply.

  • ✓ A 12-month management agreement

Local Expertise

Local Knowledge for a Placer County Rental

Granite Bay is not a typical subdivision market. Alpha has managed rentals across the Sacramento region since 1998, including neighboring Roseville, Folsom, and Orangevale. We apply that experience to the details that set Granite Bay apart.

We Work With Placer County, Not Sacramento County

Most of the communities Alpha serves are in Sacramento County. Granite Bay is in Placer County, so the county offices, utility districts, and school districts are different. We keep up with the county and district requirements for your address as part of day-to-day management. For legal questions about your property, please consult your attorney.

We Know Larger Lots and Estate Homes

A Granite Bay home on an acre needs more than a standard lease. Pools, irrigation systems, mature trees, gates, and outbuildings each need a named owner or tenant responsibility. We write those terms into the lease before move-in, so you and your tenant know who handles what. We recommend keeping pool service and landscape care on a vendor contract and pricing the rent to cover it.

We Know How Granite Bay Tenants Search

Renters here filter by school boundary first. Much of Granite Bay falls in Eureka Union School District for transitional kindergarten through eighth grade, with Granite Bay High School after that. Some addresses fall in Loomis Union School District and feed Del Oro High School. We list the correct schools for your address, along with lot size, pool, garage count, and the drive to the Folsom Lake entrance on Douglas Boulevard.

We Work With HOAs and Gated Communities

Treelake Village, Los Lagos, Wexford, Hillsborough, and other Granite Bay neighborhoods have homeowner associations, and several sit behind gates. We give tenants the HOA rules at lease signing, coordinate gate access for move-in, and handle HOA notices involving your tenant.

We Coordinate Vendors for Bigger Homes

Larger homes mean more systems to maintain. Granite Bay properties call for pool technicians, tree crews, irrigation specialists, HVAC techs, and plumbers. We schedule the work, and each invoice appears on your owner statement with the 5% markup included.

Owner Planning

What to Plan for Before You Rent Out a Granite Bay Home

If your Granite Bay rental was your own home first, a few decisions come before the listing. We review these items with you before the home goes on the market.

Pool, Landscape, and Irrigation Care

A pool and a landscaped half acre are the reasons a tenant pays Granite Bay rent. They are also the first things to decline when care depends on the tenant. Decide before listing whether weekly pool service and landscape maintenance stay on your vendor contracts. A missed season of pool or tree care costs more to correct than the service would have cost.

Summer Water Use on a Large Lot

San Juan Water District serves much of Granite Bay with water from Folsom Lake. Irrigating a large lot through a Sacramento Valley summer produces a large water bill. Decide who pays for water and who controls the irrigation schedule, then put both in the lease. A tenant who pays the bill and controls the timer has a reason to cut watering in July.

Sewer or Septic

Depending on the parcel, a Granite Bay home connects to county sewer or relies on a septic system. We confirm what serves your property before listing, so the lease, the tenant instructions, and the maintenance plan all match.

Pricing a Home With Few Comparables

With so few rentals in Granite Bay, a handful of listings set the market at any given time. We price against current Granite Bay listings first, then against east Roseville and Folsom homes of similar size and lot. Pricing matters more at this rent level. Each vacant month on a $3,000 home is $3,000 of rent you do not collect.

Owner Belongings and Storage

Owners who relocate often leave items in a shop, a shed, or a third garage bay. Tell us what stays, and we write the lease to state which spaces the tenant uses and which stay locked.

Tenant Placement

Every applicant goes through screening of credit history, income and employment, rental history and references, and background information. See our leasing services.

Rent Collection

We collect rent and deposits and send you a monthly statement of income and expenses for the property.

Maintenance icon

Granite Bay Property Management Fees Compared

Monthly management fee comparison: traditional percentage-based managers and Alpha Property Management
Fee Traditional Manager Alpha Property Management
Monthly Management Fee 8% to 10% of Gross Rent $99/Mo Single-Family, $125 Duplex, $225 Fourplex

Monthly Fee Example at Granite Bay Rents

For a Granite Bay single-family home, the annual cost of the monthly management fee compares as follows.

  • Home renting for $3,000/month at 8% to 10% (traditional): $240 to $300/month, or $2,880 to $3,600 per year
  • Home renting for $4,300/month at 8% to 10% (traditional): $344 to $430/month, or $4,128 to $5,160 per year
  • Alpha's flat rate for a single-family home at either rent: $99/month, or $1,188 per year

Alpha's lease-up fee does scale with rent. At half the first month's rent, it is $1,500 on a $3,000 home and $2,150 on a $4,300 home, billed separately when a tenant is placed.

This comparison covers monthly management fees only. Lease-up, maintenance, and optional inspection charges are billed separately, and the full schedule is on our property management fees page.
